Environmental Site Assessments Phase I & II

Through detailed Phase I and Phase II Environmental Site Assessments (ESAs), Zannino Engineering helps clients identify potential environmental risks before they become costly surprises.

A Phase I ESA involves in-depth research and an on-site inspection to evaluate whether a property shows signs of possible contamination. Our team reviews historical records, maps, databases, and regulatory files to identify areas of concern such as former industrial activity, underground storage tanks, or past spills on the Subject Property or adjacent sites that might impact the Subject Property.

If potential contamination is discovered, a Phase II ESA provides verification through soil and groundwater testing to confirm whether hazardous materials or petroleum products are present.

These assessments not only help clients meet due diligence requirements and qualify for the “innocent landowner” defense under CERCLA for the client and the client’s lender, but also provide clear guidance for next steps, whether that’s No further Action recommended (i.e., there are no environmental issues that might affect the purchase), additional testing to help define the extent of the contamination and risks to the Subject Property and its future occupants, and/or mitigation/remediation.
